Work spans acquisition underwriting, development feasibility, capital stack structuring, municipal approvals, and portfolio reporting. Sitting alongside clients’ legal and accounting teams, not on top of them.

The principal
Skyecord is led by Zola Mehlomakulu. Active in Ontario real estate since 2007, with a background working directly with sponsors and operators on acquisitions, development, and capital strategy.
How engagements work
Engagements are scoped to the question, not to a standard package. Deliverables are concrete: underwriting models, term sheet review, investment memos, approvals strategy, lease review, portfolio reporting. Length and price scale with the work.
The practice operates inside Ontario’s regulatory and lender environment. Work routes through the legal, accounting, and municipal channels each engagement requires.
